I am not sure if the balloting was carried out or not. But it seems the “BUG” is still there (residing in the top house of the country).

The ’search page’ for ballot results on the DHA website does not work. I have been trying for last 4 days. Once you enter the CNIC/NICOP number in the box and hit search nothing happens. Has any one on this forum got the results through that search page???

I have been calling the DHA office and no one answers the phone. I live abroad and need to find out if there is any other way for me to find out the results??

DHA website works for me and I just checked the results again without any problem. I would recommend you to try using different browser and clear browsing history

We thank all those people who showed their keen interest by enthusiastically participating in DHA City Ballot and making it an astounding success. We once again congratulate all the successful applicants of the ballot. Formal Information Letters will be dispatched to all the successful applicants after Eid-ul-Azha. The first payment will be due in January 2010.

Refund to the Unsuccessful Applicants will also commence soon after Eid-ul-Azha holidays i.e. w.e.f. 1 December 2009, from the same bank branches where the applicants had submitted their Application Forms.

Those Unsuccessful Applicants who had directly submitted their application forms at the DHA Office will get the refund from DHA Head Office, 2-B, East Street, Phase - 1, DHA Karachi, on return of original Receipt. Please do not forget to bring your Original CNIC and Application Receipt at the time of collection of the said refund.

u r rite USMAN HASHMANI i hv won the 300 sq. yrd. residental plot .but they do not posted me any letter of confirmation ,when ever i call them (DHA ) .befor they reply me we send u before eid and somtime they reply me after eid and now they said next year we give u confirmation letter. so every buyer mind it that we hv no any documents from DHA .keep this in yr mind.

I hv decided that i will not sale my plot coz it is on the karachi hyderabad motor way.,u know that high way pays a key roll for infrastructure, i dont like the old DHA (arabian sea) coz many of women complaint their going to be dark complexion, and old DHA is located low from the level of sea, thats y DHA is fail to handle drainage system in old DHA, but i still hv best hope from DHA for new DHA CITY HIGH WAY ,i wish to live there……..thnx by.

the actual price of plots at current date with actual buyers will flucuate in between:
if whole payment is paid of plots and is all clear.Total expected price in caparision with all thw well developed societies in khi & lahore.

Ballot plots need to minus the installaion. say in 300 sq.yards case,around 11 Lac 50 thousand should be minus from 35 Lac will give around 20-22 Lac as the negotiation fits.

in 200sq.yards case,around 9 Lac 50 thousand should be minus from 25 Lac will give around 16-17 Lac as the negotiation fits.

even u r in hurry, please do not go below than the normal standard by any of the estate agent.

Check Out “Al-Qaim” housing society located in front of Dha City,facing Super highway,they just started booking from 20,000/- down,they have lot of cheap & safe plots,this society has its own water filter plant,solar energy plant plus own transportation,coming days for karachi are not favourable so plz. before you invest such big amount of money any where else think twice,also you can’t stop pak. Ruppee from devaluate,lot of risk is involved.Final decision is Yours.

Be careful Guys,Karachi future is not so golden as “Nazim-Ekarachi” wants to see us.There are at least 5-types of different groups are involved to keep control of karachi.Almost every party shows solidarity & sympathy on recent accident at karachi accept one.Is this act done to pressurize & stop the new rule of municipality to replace “Nazim” & appoint Administrator?Why fire trucks were 2-hrs late at scene,while it is only 10-minutes away.There was no retaliation seen from paramilitary forces after blast while 2-groups,one of them was busy in cutting the Locks &shutters by using special tools,the other one back up & protect them by firing indiscrimnately.

1) So far, DHA has shown complete unprofessional ism. There is no acknowledgment so far by DHA that so and so has won in the balloting. They said, letters will be sent out after Eid. Now, it is by Feb 15th, 2010.

2) Regarding the membership fees. They posted the payment schedule for overseas Pakistanis 2-3 days back and ask us to pay it by January 31st, 2010. WHEREAS, in the FAQ section it says, a package will be sent, fill out the membership form, get it attested by the Pak Embassy and send the form ALONG with the demand draft.

So, should I pay the fee by Jan 31st, 2010 as mentioned in the schedule or should i wait for the application package to arrive which might arrive after January 31st, 2010. IT IS INDEED CONFUSING.

3) Nothing has been mentioned about where the draft has to be couriered and whom it is payable to. It just talks about the amount and the late payment fees etc. And the DHA CITY MEMBERSHIP form is not even online for download.

This is complete unprofessional. Atleast, an email might have helped.

As u said, to see the website. It does not help a lot.

I agree with u , even their exchang is so busy , it is so hectic to call them they hv no proper software which they help customer to acknowledge about the status and tracking of customer letter delivery . They have all on manual basis file system that they search all customer complaint on the file papers.They said wait for 5 minutes i m searching in the file then they said oh its too long list where i can found your record ???? its very time taking to us and call charges off course.plz DHA take action about computerize system which give us proper conviniance and satisfaction , leave the old system.we are in 20th century…….!!!!!!!where all the fund is going of membership.Its mean they develope phase 9 about 30-40 years after my death.
TCS courier service doing good job and very fast service they provide tracking number which gives us full information from dispatch to delivery but it is the duty of DHA city to provide us tracking number on their website but alas they didn’t coz they have no any computerized system from which we check our letter tracking .

@Tariq Brother–sorry for late response,as you asked about authenticity & past record of “Al-Qaim City”,I’m totally unware about their back ground check ,BUT i can assure you about the projects like Gulshane-Rehman, gulshaneRahim & gulshaneKarim,the owners are local people and have their inherited land & are in this bussiness from long time,one of my teacher recomended them.Plz keep in mind, 2-things in our country have high value ” Zameen & Kameen “.If you deal with later who has “Zameen” than Allah Hafiz.I have lot of true stories about people involved in this bussiness but some people don’t want to get experience or don’t want to listen from my sweat experience therefore I will try to hold my self, how long I don’t know.

Can anyone from DHA confirm what is happening here? What is the reason for delay? How am I supposed to send membership payment when I have not received the confirmation/membership form? Am I responsible to pay interest or late fee for not sending payment by January 30th?

Sajid Khan, Thank you for providing updates that would help to those who are very much confused and concerned about their plots.

@Abdul Moiz and Aisha. Everybody has a right to criticize in a positive manner, which plays a big role for betterment, and there is always a room for improvement. I think your criticism about the way of DHA communication is right. They must improve their communication media by latest technologies, such as creating web portal, so all their members can view their info, updates, and make safe online payment , that would help inland and specifically Overseas Pakistanis to send their dues on time.
Guys, who have invested thier money in DHA city is a long term investment. I believe you would get good return definately in near future.
By giving negative criticism would not harm anything to DHA, but definately help to those real estate brokers who would try to buy plots from scary and panic people and make money later on by manipulating prices in the open market.

Bro, I never meant to criticize DHA. If i had to criticize, I would have never been a part of DHA City. BUT, atleast they can be a little for professional in their reponse. I am not saying them to arrange online payments or anything like that. The only request is to atleast make sure ke whatever they are posting on their website in consistent in the information provided.

Like for instance, the payment schedule and the FAQ reply. They conflict and there is no consistency.

I have a plot in Hawksbay scheme as well and their representatives are organized and they are very prompt in replying either by email or telephone. It’s been a very good experience with them as compared to DHA.

The whole point is here to show professionalism, so that people can put their trust in and invest in Pakistan. Bcuz, people outside Pakistan do no trust investing in plots / lands etc. And this kind of unprofessional ism adds more to it.

A friend of mine called DHA and he spoke with one of their representatives. According to him, the deadline has been extended till march 31st, 2010 for the membership fees (Overseas Pakistani) . And he was like to wait for documents to arrive and then fill them out and the demand draft. And the website will be updated in due time .

Now, this is what i heard from the friend. So, i am gonna wait for the docs to arrive first.

if whole payment is paid of plots and is all clear.Total expected price in caparision with all thw well developed societies in khi & lahore.

Ballot plots need to minus the installaion. say in 300 sq.yards case,around 11 Lac 50 thousand should be minus from 35 Lac will give around 20-22 Lac as the negotiation fits.

in 200sq.yards case,around 9 Lac 50 thousand should be minus from 25 Lac will give around 16-17 Lac as the negotiation fits.

even u r in hurry, please do not go below than the normal standard by any of the estate agent.

Samina, what is your source for quoting these prices? Are you in real estate business yourself?
The reason I want to to verify your source because I have asked a relative to inquire from a few reputable real estate agencies in Karachi about possible buying/selling of DHA city plots. My relative finds out that those agencies are currently not interested in discussing DHA city plots.
So the question remains do you have a reliable source for the prices you mentioned?

Repeatedley, I have passed my views & comments indirectly about future of DHA city,for SURE those are my personal views.I just want to tell my freinds that first check its Location,I mean check its neighbourhood,Is it worth to block such big amount for at least 10-15 years.Adjoining socities like Quetta town is much cheaper if you want to build your house there.Only positive point ,you can hold a plot there without fear of encroachment.Nowadays you can see whats going in the city thats the war of Land grabbing & in next stage completely wipe out public transport from the street.Does’nt matter you agree or NOT.

@aisha. As a Pakistani, Iftikhar has a right to apply and make transactions anywhere in Pakistan. Nobody has a right to ask why you applied for and why he wanna sell the plot, whether he lives in Pakistan or outside Pakistan. It’s his complete personal matter and discretion. dear Usman, in starting peoples were asking for a premium of PK Rupees 5.5M+ for 500 Sq.Y Plot but now I have seen some adds where owners are askin for PK Rs: 8 Lac around for the same size plot. It could be a trick from buyers to reduce the DHA City plots value by posting such adds and then buy it.

Dear Usman, As I said owners were asking PK Rupees 5M+ top of the cost. Means owners will get 5Million rupees as a profit and the buyer will pay all of the remaining installments to DHA.
But, now i have seen some ads where owners are asking PR Rupees 8 Lac top of their cost, means the buyer will pay 8 Lac to the owner and the buywer will also pay all the installments to DHA.
I hope this suffices from my side. Don’t rush and wait, DHA City plots will give the same return like DHA.

@Kaiser, I think they must have some procedure for payment acknowledgement and secondly, everybody has to make a payment thru pay order or bank draft, so you may keep the photocopy of it and payer receipt portion for your record.

One quick question that I have for the people who have participated in the balloting of the DHA City, when I applied for the balloting, I did not see anything related to the membership fee. i told u before, compare the DHA city expected price with new DHA lahore phase, whcih is coming.

the actual price of plots at current date with actual buyers will flucuate in between:
if whole payment is paid of plots and is all clear.Total expected price in caparision with all thw well developed societies in khi & lahore.

200 resedential 25-30Lac
300 resedential 35-40 Lac
500 resedential 50-55 Lac

Ballot plots need to minus the installaion. say in 300 sq.yards case,around 11 Lac 50 thousand should be minus from 35 Lac will give around 20-22 Lac as the negotiation fits.

in 200sq.yards case,around 9 Lac 50 thousand should be minus from 25 Lac will give around 16-17 Lac as the negotiation fits.

even u r in hurry, please do not go below than the normal standard by any of the estate agent.

samena sahiba comments seems worthful when we comapre it with DHA lahore newly announced scheme , i have seen in the newspaper and on DHA lahore sight the value.
by holding the plots we can see the raise in the value. otherwise different brokers have started collecting files above than 10000/20000 Rs with innocent people. ask with DHA employees the true worth after 5-10 years, will be surely not less than the actual DHA in karachi.

i feel the same and agree with this.
it is now the responsibility of DHA to well develop it and not ours. and they will surely do it inshaAllah to make it worthfull.

Just give add in newspaper, you will get good calles and good offer. I would suggest dont be aggressive to sell it as DHA City will give a good return on it like main DHA

Well DHA City will be the best project ever in Karachi or in Pakistan. This will be a master planned community based on AASHTO standards. All of my family members participated in the ballotting and we have got EIGHT 500 yard residentail plots among our brothers, sisters and parents. We have no plan to sell but to build our dream home there.

Some people raised a point that DHA Phase VIII is completed and it’s been almost 24 years how come they will be able to finish DHA City on time; The answer is “Earlier phases were allotted to military personnels and they don’t pay their dues at all and only time they pay the dues when they are selling the plot, military personnels also cheat on the tax as well, for example if they are selling the plott for 10 Million they will tell the DHA authority they are selling it for 3 Million; and DHA Authority don’t care at all since this authority run by them, but incase of private and overseas pakistanis in DHA city they will get the dues on time and they will be able to finish the development on time.

I am looking forward to be the first build a home there.

There are lots of brokers in this forum and they do everything to scared off innocent people to sell the plot cheap.
